Finishing Adelanto Yards
E. H. Richardson, whose electric iron later became the Hotpoint brand, founded Adelanto in 1915, yet most of its houses are far younger than the town. Concrete contractors working here see a city whose population stood at 18,130 in 2000, reached 31,765 by 2010 and hit 38,046 by 2020. Many large subdivisions went up in the south part of the city along Highway 18 during the housing bubble, and tract homes of that kind often come with a short driveway, a front walk and little other concrete.
The yard the builder left behind
A lot of Adelanto concrete work is about finishing what the original builder skipped. Typical requests:
- A full backyard patio in place of bare dirt, so the yard is usable when the wind is up.
- A side-yard strip for bins, a shed or a dog run.
- A third parking space or a pad for a trailer or work truck.
- A walkway around the house so dust is not tracked inside.
When new concrete meets builder concrete, we decide on site whether to dowel the two together or separate them with an isolation joint. The old slab's condition and level drive that call. We also match the existing fall so water still drains away from the foundation.
Households that use their concrete hard
Census QuickFacts shows 3.86 persons per household in Adelanto and 33.6% of residents under 18, and the 2020 median age was 29.2. That is a lot of bikes, scooters, basketballs and foot traffic. For play areas we keep the slab flat with tight joints so a ball bounces true, and use a light broom texture that grips without scraping knees. Around a pool, a lighter color and a textured finish keep the deck usable in summer.
After the boom and bust
Wikipedia notes that home values in Adelanto collapsed after the 2008 financial crisis and that demand for suburban and exurban housing rebounded after COVID-19. Homes that sat through lean years often carry deferred maintenance into the concrete: a walk that settled where a sprinkler leaked for months, a driveway crack nobody sealed that now rocks underfoot, a patio poured with the wrong fall. Some of that can be routed, sealed or leveled. Some of it has to be cut out. We explain which is which before quoting.
The ground under a new slab
Adelanto is classed as a semi-arid steppe climate. The USDA describes the Hesperia soil series, found on high desert alluvial fans, as a well-drained loamy fine sand to sandy loam. Sandy ground like that drains well, which is good, but loose sand compresses under weight and moves when water keeps running into it. Before a pour we strip soft material, moisten and compact the subgrade, and add base where the native soil is loose. A builder pad that has sat open for years may need more work than people expect, because irrigation, rodents and erosion all loosen it.
Homes beside a growing industrial base
The region has seen a large wave of logistics and industrial building, and in 2019 Adelanto gained a 14-acre indoor cultivation facility. Most concrete needs in town are still residential, but the same planning applies to a small commercial pad, entry or walkway: a base built for the load, joints laid out before the pour, and a schedule that lets a business keep its doors open while the new section cures behind a barrier.
Owners and landlords alike
QuickFacts puts Adelanto's owner-occupied rate at 61.9%, and 88.7% of residents had not moved in the prior year. Owners usually plan in stages, so we lay out a patio today with room for a cover or an extension later. Landlords often want the safety items handled first, and we price those separately.

Adelanto Questions
Can new concrete be tied into my builder's patio?
Usually. If the old slab is level and sound we dowel the new section into it; if not, we separate the two with an isolation joint so movement in one does not crack the other.
What surface works for a basketball slab?
A flat slab with tight joints and a light broom texture. It grips well, is easy on falls and lets the ball bounce evenly.
My builder pad has been bare for years. Is it ready for concrete?
Rarely as is. Irrigation, erosion and burrowing loosen the top layer, so we re-compact it and add base where needed before forming.
