Concrete at Ski-Country Elevation
Running Springs sits at about 6,080 to 6,109 feet at the junction of State Routes 18 and 330, and it was once known as Hunsaker Flats. It is the gateway town for Lake Arrowhead, Arrowbear, Green Valley Lake and Big Bear, and the nearest community to Snow Valley, the first ski resort in the San Bernardino Mountains, with 240 skiable acres, a base at 6,800 feet and a summit at 7,841 feet. For concrete contractors, that elevation makes winter the deciding factor in every driveway, step and pad.
What a mountain winter does to a slab
The damage builds over time. Meltwater soaks into the top of the slab, freezes at night and expands, then thaws the next day. Dozens of those cycles in a season loosen the surface until it flakes. Plows and shovels scrape it, tire chains gouge it and salt speeds the whole process up. A driveway poured the way you might pour one in the valley, with no air entrainment, extra water added at the truck and no real cure, often shows scaling within a few winters.
Our standard for Running Springs work
- Mix: air-entrained concrete on every exterior slab, kept at the designed water content.
- Structure: thickness and steel sized for plows, delivery trucks and heavy SUVs, with steel held at mid-depth on supports.
- Texture: a broom finish deep enough to grip on a sloped drive. Smooth troweled concrete is slick when icy.
- Drainage: slopes and edges that move meltwater off the slab and away from its base so it cannot refreeze in place.
- Protection: a full cure before the first freeze, then a penetrating sealer.
Who lives here
Just 60.7% of the 3,693 homes counted in 2020 were occupied, with 39.3% vacant, so the town mixes year-round residents with cabins used part of the year. Census QuickFacts lists a 74.0% owner-occupied rate. Full-time residents use their driveway every winter morning, which puts safety, grip and drainage ahead of looks. For summer, stamped patios and entries remain popular. The town was first called Hunsaker Flats, after Abraham Hunsaker, and Snow Valley has operated nearby since the 1920s.
Two fires in twenty years
The Line Fire, which ignited near Highland on September 5, 2024, led to evacuation orders for Running Springs and Arrowbear Lake two days later. By the time it was fully contained on December 23, it had covered 43,978 acres. In 2003 the Old Fire also threatened the community. Owners building defensible space often swap combustible materials near the house for concrete: a walk instead of a wood deck or bark bed, and slabs under propane tanks and firewood.
Steps that stay where they are
On mountain lots, front steps take more punishment than any other concrete. Frost lifts them, water collects at their base and shovels chip the nosings. A rebuild starts with footings dug to firm ground, keeps every riser the same height, pitches each tread slightly so water runs off and uses a broom finish for grip. Where steps meet the house or a deck, an isolation joint lets each move without cracking the other.
When we pour
Fresh concrete must not freeze before it gains strength, so most mountain pours are scheduled from late spring through early fall. Outside that window we pour early in the day, cover the slab with insulating blankets overnight and watch the forecast closely. Winding roads and steep drives often call for a pump, which we plan at the estimate.

Running Springs Questions
Will tire chains ruin a new driveway?
Chains scratch any concrete, but an air-entrained, well-cured and sealed slab resists wear and freeze-thaw far better. A broom finish also hides minor marks.
Is salt bad for new concrete?
Yes, especially in the first year. Deicing salt speeds up freeze-thaw scaling. Sand gives traction without the damage.
How late in the year can you pour?
Most mountain pours happen from late spring to early fall. Outside that, we watch the forecast and blanket the slab overnight.
