Helendale and Silver Lakes

Helendale sits north of the Victor Valley along the old Route 66 corridor, which was paved and opened through the area in 1926. Much of its housing is in Silver Lakes, a resort community built around two manmade lakes. For concrete contractors, the dates tell the story. Lake construction began in 1969 and the community opened in the early 1970s, so the oldest driveways and walks here have been in service for about half a century, while newer homes have been added since.

Lakes filled from an underground river

The North and South lakes span roughly 277 acres and are filled with Mojave River water, drawn from a river that runs underground even where its bed looks dry. Around the lakes and golf areas, yards are often irrigated. Irrigation is the most common reason we find a patio or walk edge that has dropped: water runs under the slab night after night and carries fine sand with it. Before pouring a replacement, we trace and correct the water source, then rebuild the base.

Desert weather, all year

Helendale's climate summary gives a 99°F average high for both July and August, a 32°F average January low and roughly 6.3 inches of precipitation in a year. A slab here goes from hot afternoons to frosty nights all winter. That repeated expansion and contraction drives cracking, which is why we plan joint spacing before the pour. On summer pour days, heat is the main threat, so we start early and put curing compound down as soon as finishing ends.

Projects that fit a lake community

  • View patios. Stamped or colored concrete facing the water, with a fall away from the house.
  • Golf cart pads and paths. A pad beside the garage or a path to the back gate keeps cart tires out of the landscaping.
  • Driveway replacement. Tearing out 1970s and 1980s driveways, or adding width for another vehicle.
  • Pool decks. Light, textured finishes with an expansion joint at the coping.
  • Small slabs. Shed, AC and spa pads.
  • Repairs. Trip edges, cracked walks and panels sunk by irrigation.

Fifty-year-old concrete

Driveways poured in the community's early years often had no steel and joints spaced far apart, which is why so many show random diagonal cracks. When we replace one, steel goes at mid-depth on supports, joints are cut at a spacing suited to the thickness, and the new slab sits on a freshly compacted base. Removing and hauling off the old concrete is part of the job.

An owner community

Census QuickFacts shows an 85.1% owner-occupied rate in Silver Lakes, well above the roughly 60.6% in Victorville. Owners here often want a finished look, and stamped borders, integral color and sealed surfaces deliver it. We make sure the parts nobody sees, the compacted base, the reinforcement and the cure, are done just as carefully.

District services and association rules

Local utilities, including water, sewer, trash, parks and street lights, are run by the Helendale Community Services District. On every job we keep concrete washout and dust out of the street and drains by sweeping and scooping. If your association has rules on colors, work hours or contractor access, send them over and we will plan around them.

Approaches and county roads

If a project includes a driveway approach or other work in a county-maintained road right-of-way, San Bernardino County Public Works Transportation issues the encroachment permit. We confirm which rules apply to your street before scheduling.

Helendale Questions

Can you pour a golf cart pad?

Yes. A cart pad by the garage or a path to the back gate is a simple project. We size the thickness for cart traffic and slope it to drain.

Why is my patio sinking near the lawn?

Irrigation running under the edge washes sand out of the base. We correct the water source, rebuild the base and pour the new section with proper slope.

Will you follow our association's rules?

Yes. Share any rules on colors, hours or access and we plan the job to fit.
